Warrington Property is an established Australian real estate investment and management business owned and controlled by its management.

Founded in 2008, initially focussed on opportunities arising from distress in the Perth commercial real estate market during the global financial crisis, the business has grown to $426m of assets under management across 13 trusts and funds, and a select number of private mandates, with a focus on value add opportunities in the Perth, Melbourne and Sydney metropolitan industrial and office markets.

Warrington Property is regulated by the Australian Securities and Investment Commission and holds an Australian Financial Services License.

OBJECTIVES AND PRINCIPLES

Warrington’s objective is to deliver attractive risk-adjusted returns. Our vertically integrated team works together in originating, underwriting and managing all aspects of business plans including asset, property and construction management.

We adopt a bottom-up approach to analysing our investments with a focus on preservation of capital and take a hands-on approach to all aspects of our asset management and business plan delivery.

Warrington is owned and controlled by its management. The team invests alongside our investors to align interests and deliver consistent risk adjusted returns across economic cycles.

WILLIAM SQUARE

Northbridge, Western Australia

William Square is a Commonwealth Government tenanted office building, located in a gentrifying area with improving amenity. Warrington is undertaking a major refurbishment and repositioning of the building.

66 KINGS PARK ROAD

West Perth, Western Australia

The asset comprises a substantial and prominent five level office building on Kings Park Road in the West Perth office precinct. Warrington is actively managing a reposition and re-leasing of the asset.

22 DELHI STREET

West Perth, Western Australia

A well located and configured multi tenanted West Perth office building bought from a mortgagee in possession. Warrington leased up c.65% of the building that became vacant during a market downturn, and used a heritage preservation process to negotiate a plot ratio bonus for development of additional NLA on the rooftop.
